Why a VA Loan?

The VA loan program is one of the most powerful home financing benefits available — and one of the most underused.

If you've earned VA eligibility, here's what it can mean for you:

• No down payment required on eligible purchase loans

• No private mortgage insurance (PMI)

• Flexible credit qualifying guidelines

• Limits on closing costs the veteran can be charged

• Reusable benefit — use it more than once

This is not a commitment to lend.

All loans subject to credit approval and VA eligibility requirements.

VA Purchase Loans in Minnesota

Buying a home in Minnesota? A VA purchase loan allows eligible borrowers to finance up to 100% of the purchase price on qualifying properties — with no monthly PMI payment.

Whether you're a first-time buyer or purchasing your next home, Steve will walk you through the full process from Certificate of Eligibility (COE) to closing.

Who May Be Eligible:

• Veterans with qualifying active duty service

• Active-duty service members

• National Guard and Reserve members with qualifying service

• Surviving spouses of veterans who died in service or from a service-connected disability

Eligibility is determined by the U.S. Department of Veterans Affairs.

This is not a commitment to lend.

VA Refinance Options — IRRRL and Cash-Out

Already have a VA loan? You may be able to lower your rate or access your home's equity.

VA Interest Rate Reduction Refinance Loan (IRRRL) Also called the VA Streamline Refinance, the IRRRL is designed to help veterans with an existing VA loan refinance to a potentially lower interest rate with reduced paperwork.

No new appraisal is required in most cases.

VA Cash-Out Refinance Eligible veterans may be able to refinance an existing mortgage — VA or non-VA — and access equity built up in their home. Funds may be used for home improvements, debt consolidation, or other purposes.

All refinance loans are subject to VA and lender eligibility requirements.

Refinancing may increase the total finance charge over the life of the loan.

This is not a commitment to lend.
